The recent micro-earthquakes in Istanbul's Islands have once again heightened fear and anxiety. Consequently, residents have started to investigate housing prices in districts considered to be low-risk and safe from earthquakes. In many cities, primarily Istanbul, the first preference in choosing a house has emerged as the solidity of the ground and distance from the fault line. According to a report by Ömer Faruk Bingöl from Türkiye newspaper, the prices of houses in Istanbul districts far from the fault line have been revealed.

Turkey is a country surrounded by active fault lines. In the earthquakes that have occurred, substandard buildings have claimed the lives of thousands of citizens. Recently, the micro-earthquakes centered around the Istanbul Islands have once again reminded us of the earthquake threat.

With the establishment of the Urban Transformation Directorate in 2012, the transformation of 2,378,000 residences across Turkey has been completed. In Istanbul, which is the most critical point of this process, 1,007,000 independent sections have been made safe to date; urban transformation efforts are still ongoing in 291,000 residences.

The earthquake risk has also changed citizens' housing preferences. Firstly, citizens check the earthquake safety of the district, the solidity of the ground, and whether the buildings are constructed in accordance with the earthquake regulation. Consequently, housing prices have increased in districts far from the fault line.

According to the latest market data, as of July 2026, the average per square meter sale price of apartments in Istanbul has reached 63,907 TL. In the megacity, where the annual value increase is recorded at 27 percent, the sale price of an average residence stands at 7,029,000 TL; the average rent, on the other hand, is recorded as 44,491 TL.

When evaluated in terms of distance to the North Anatolian Fault Line and soil structure, the central and northern regions of Istanbul stand out. Both Beşiktaş and Sarıyer, which fall into the most expensive category, and Sultangazi and Arnavutköy, which offer more affordable prices, are located along this fault line. The average per square meter prices in other inner and northern districts that are far from the fault line are listed as follows:

Çatalca: 53,046 TL

Gaziosmanpaşa: 53,395 TL

Çekmeköy: 68,427 TL

Başakşehir: 73,219 TL

Şile: 73,740 TL

Eyüpsultan: 74,445 TL

Ümraniye: 78,035 TL

The district with the highest average square meter price in Istanbul turned out to be Beşiktaş, with a whopping 177,301 TL. This was closely followed by Kadıköy (169,140 TL), Sarıyer (154,980 TL), Bakırköy (134,905 TL), and Üsküdar (112,401 TL).

On the other hand, the district offering the most affordable prices in Istanbul was Esenyurt, leading the list with a mere 33,161 TL per square meter. Silivri (44,470 TL), Sultangazi (45,967 TL), Arnavutköy (47,049 TL), and Beylikdüzü (47,817 TL) also made the cut, providing budget-friendly options.

Experts, while emphasizing the vital importance of not only the ground structure but also the renewal of the building stock, pointed out that transformation projects in southern coastal districts like Bakırköy, Zeytinburnu, and Kadıköy offer a critical gain in terms of earthquake preparedness.
