Digital Rental Contracts Launched on e-Devlet
The long-awaited digital transformation step in the real estate sector has been implemented through the e-Government system. With the new system, rental housing contracts are completely moved to the digital platform; it aims to prevent chronic problems such as fake ads, unregistered real estate agencies, and deposit scams. According to a report by Zeynep Gizem Er from TGRT News, Real Estate Expert Şenay Araç stated, 'Our citizens should not pay even 1 TL to any place they haven't visited and where they don't know the title deed information of the property owner from the e-Government system.'
The era of e-Government has begun in rental agreements.
Rental contracts have been moved to the e-Government platform. The new system aims to make transactions between landlords and tenants both faster and more transparent.
Real Estate Expert Şenay Araç discussed the details of the new era, pointing out that the application is gradually becoming widespread. Araç stated that the authority, which was initially granted directly to property owners, was included in the second phase to real estate businesses with authorization certificates. She emphasized that citizens should not shy away from digital processes. The expert noted that the e-Government portal has a practical interface that guides the user step by step, and in case of possible errors, the system offers a 15-day correction or cancellation opportunity.
The defense of "The signature is not mine" is no longer valid.
Şenay Araç, who pointed out that the system will contribute to the formation of regional rental data at the district and neighborhood level across Turkey, stated that exorbitant increases and unregistered transactions will be controlled in this way. With the digital approval, the possibility of parties applying to the court with excuses such as 'the signature is not mine' or 'I can't find the tenant' will be eliminated.
Araç, who expressed that the integration of current and former rental agreements into the system will be completed over time, highlighted that the obligation to carry physical contracts in areas such as school registration, subscription transactions, or visa applications has ended. Thanks to the barcoded system, approved documents will completely eliminate notary expenses and paper waste.
The process is completed within seconds with the property owner, tenant, and if available, the guarantor giving approval in turn via eGovernment, without the need for face-to-face meetings. Elderly or citizens with limited digital literacy, on the other hand, will carry out transactions by authorizing their relatives through the system.
Beware of advertisements: "It's not possible to buy a 3+1 apartment for 2 million lira."
Senay Arac, who points out that enticing advertisements offered well below market value are largely traps, reported that in areas such as Beylikdüzü and Esenyurt, 3+1 apartments are listed on ad portals with unrealistic prices like 2 million TL, with the aim of directly victimizing citizens.
Arac stated, 'No matter where in Turkey, it's impossible to buy a 3+1 apartment for 2 million TL. Our citizens need to be a bit more careful. Firstly, they should see the house. They should check with the property owner's information. Then, if they continue with a real estate company, they should see the property authorization number documents. If everything proceeds through a transparent system via IBAN, they can protect themselves from potential damages.'
Don't send even a single penny!
Arac, cautioning citizens, stated 'Our citizens should not pay even a single lira to any place they haven't visited, haven't set foot in, and where they don't know the property owner's title deed information from e-Government.'
Real estate expert Arac concluded his words as follows:
'People who send a deposit of 2050 thousand are ashamed to voice this in the market or to complain about it. Only those who give high amounts of deposit resort to legal action. That's why such grievances are very common both in rentals and sales. A cheap property, a property for sale, or a rental house significantly below its value never appears on ad portals or social media accounts. One needs to question this. They need to take a moment to think, 'What's the catch here?'. The aim here is indeed to lure the customer into the office with those ads, prepare them with something in the office, and defraud them by setting up the infrastructure.'
