Purchasing a house could potentially be one of the most significant decisions of your life. However, being swayed by just the superficial decor and overlooking major structural issues can lead to a world of pain down the line. Globally renowned real estate expert Phil Spencer shares some life-saving tips, emphasizing the need to always have a coin on hand when house hunting.

The expert, who points out that there is a very simple method to understand serious structural problems at home, explains his practical rule as follows:
'Always be vigilant about cracks in the walls. If a dime can fit into a crack in the wall, there may be a serious structural issue at hand. This doesn't necessarily mean that the building is collapsing, but it certainly indicates that you should seek the advice of a professional.'
The real estate expert emphasizes that former homeowners may resort to paint or temporary fixes to conceal flaws, and thus advises buyers to be vigilant about the following points:
Inspect the corners of the ceiling and the baseboards meticulously. Pay attention to whether a particular area has been recently painted, possibly in an attempt to conceal water damage or mold.
Don't hesitate for fear of seeming impolite; test the water pressure by turning on the faucets in the kitchen and bathroom. Is the water flow sufficient for energy efficiency and comfort?
Don't simply rely on reports on paper. Open and close the windows and doors yourself; question whether the seals are tight and if they're allowing any drafts to seep in.
Take a look at the lighting fixtures and the placement of outlets; do they meet your needs? If you're considering an apartment, check whether the common areas and stairways are well-maintained and orderly.
Visit the house at different times of the day to understand possible noise from neighbors and the condition of the surroundings. Never rush into making a decision.
Phil Spencer also issued some crucial advice for the moving process following the purchase of a home.
If you don't want your moving day to end up in the emergency room, you need to adhere to these two golden rules:
1. Prepare an 'Essentials Box'
When you move into a new home, it's impossible to arrange everything on the same day. Therefore, pack your daily necessities like toothbrush, tea, coffee, phone chargers, and clothing last and gather them in a separate bag or box (the Essentials Box) to be opened first.
2. Never Overfill Boxes (Maximum 15 KG)
One of the biggest mistakes is to pile up belongings in one place to reduce the number of boxes. Spencer warns, 'Overly heavy boxes pose a great risk, whether you're using a moving company or doing it yourself. The tearing of the box can break your valuable items, or worse, cause serious injuries like herniated discs.'
The real estate expert, who emphasizes that boxes should ideally not exceed 15 kilograms, says there's no need for a scale, and this can be understood with a simple test: 'Lift the box after packing it. Evaluate whether a person could carry it up and down stairs. If your answer is no, distribute the load to other boxes.'
